As of late 2016, KCT Abstract LLC expanded and is now licensed in both New York and New Jersey real estate closings. In New Jersey, the title companies/agents can act as the Settlement Agent, lessening the work of the buyer’s attorney and their paralegal. The New Jersey title company obtains payoffs, prepares Settlement Statements and conducts the closings anywhere in New York or New Jersey. New Jersey has no Municipal Searches such as Housing and Building, Fire or Emergency Repairs. Thus, the burden falls on the owner or their listing agent to obtain a Certificate of Occupancy or Certificate of Compliance which enable them to sell/transfer titles. Judgments are generally filed within the Trenton Superior Court which effects any real estate in the entire state. New Jersey is also a marital state, meaning that even if the spouse is not on the title, he/she has to sign off on the title interest for any transaction.
